The Wayzata School District offers a world class education preparing students to live, work and play at the highest levels as they become adults later in life. Many people prefer to move into the district by purchasing a brand new home from one of the many builders and developers working within the borders. Build quality, finish, materials, as well as lot size and price have a significant impact on the total price of a new home package. Buyers and sellers should also factor in transportation and commute times, a preference for lot size, proximity to other like properties, etc.

The North & North West Corners of Plymouth, the Southern portions of Maple Grove, and the downtown Hamel areas are a hotbed of new construction. Build prices for a new single family home can range from $500,000 for a modest size home with value to the upper bracket in the newer developments.

In the southern half of the district people may likely purchase an obsolete rambler from the 1950's and 1960's and tear down the home to build anywhere from about $750,000 to the upper bracket in Wayzata, Plymouth, Minnetonka, and Medicine Lake.

Serenity on the Greenway $$$$

This is a great project--there are only 69 total home for sale within the development that share a clubhouse and pool. The City of Plymouth just put in a bike trail on the north side of the development that connects with a number of other trails in the area. Dunkirk borders the properties on the west side, which is a brand new street. This makes it really easy to get to the new Meadow Ridge elementary school, and the Wayzata High School. It's also likely to remain just a feeder street, and therefore should not get super busy, it ends at Country Road 47 to the north and ends at Schmidt Lake Road to the south.

There are 5 or 6 different builders in the neighborhood, and this makes the opportunity for buyers very competitive. A buyer is going to get a ton of house for the money in Serenity on the Greenway. Designs must pass the architectural committee as well as landscaping requirements to make sure the tone of the neighborhood is in harmony with the vision presented to buyers. All the properties should be finished very nicely as a result. This would prevent inexpensive builds with vinyl siding which can be both a pro and a con depending on your point of view. The benefit is all the houses should be very high end which has the tendency to protect an investment by buyers within the neighborhood. All the properties will have spinklers, all the properties will have concrete driveways,

Pricing ranges from the $800's to $1.5 million on Serenity on the Greenway. Some recent sales have been around the $1.0 and $1.1 mark. There are a number of spec homes under construction at any given time. There are a number of lots remaining as well.

Builders within the development: NIH Homes is a custom home builder, they only complete about 25 homes a year, and when you are working with NIH you are working with the owner of the company, and the three sons. During work days, one of the owners or the sons in on site at your build overseeing different aspects of the project.

Another benefit of working with NIH is that they have a lot of their own employees, meaning they sub out as little works as possible. They have their own framers, they have their own trimmers, they have a drywall crew loyal to NIH. This helps with consitency during the build process, they get a set schedule. This keeps the 3rd party sub-contractor types who are being pulled in 5 different directions out of the project.

Most of the employees are based in the northwest metro, and are simply able to charge less than others in the immediate area. Two thirds of any build is labor, so labor cost is a major factor. It's really a great goup with a fantastic track record.

Copper Creek & The Enclave by Lennar $$$$

Copper Creek is in Plymouth, The Enclave is in Medina. Copper Creek doesn't have an association, and there are a total of 25 homes total with just a handful left as of the writing of this information. Prices at Copper Creek range from $500k - $600k. The Enclave has an association, and a pool, with price ranges from $600k - $800k. People typically make a decision to purchase a home by Lennar in this area based upon the following factors: the type of neighborhood they are looking for, the price of the home, and the size of the home. Homes can range in size, one of the specs in the development is about 5,000 square feet, finishes can range from economy to casual upscale touches including a pub in the lower level, granite counter-tops, things like that.

There are a number of spec homes under construction at any time, there are about 25 home sites left to build on within the Enclave. Copper Creek has two homes left out of 25 total and then the neighborhood is all done. There were 225 homes between the two developments, so really a pretty good size of scale. People get to be involved in color selections from some pre-determined options including flooring, counter-tops, a two story dining room that can be converted to a loft. One of the benefits of working with a mass production building company is the economies of scale that come from buying the supplies in bulk. Standard packages include nicer carpets and hardwood floors, and offers a good value to price conscientious shoppers.

Buyers of the Enclave can expect a little nicer exterior, concrete driveways, and irrigation systems as part of the package. Copper Creek can expect an asphalt driveway, engineered wood on the facade with vinyl siding on the other three sides. Lot sizes at the Enclave are about .25 acres, and Copper Creek lots are about .20.

The Reserve at Medina $$$$

Currently in Phase 1 of development and construction, the average home price for a buyer is in the $820k-$840k when it's all said and done, although it ranges from $750k - $1.4 million. Most of the homes are two stories, although ramblers are available. Finished square feet range unfinished basement not included range from 3,000 square feet to 4,200. 20 homes sites are available under the Phase 1 offering, a model is available for tours and several quick delivery homes can be purchase with a quick close option. Sport court options are available!!!

Available lots styles include walkout, lookout, flat lots, etc. The project is offerred by Toll Brothers, a national builder established in 1968. The company has been doing business in Minnesota for about 15 years, and recent communities and developments have been in Maple Grove, Eden Prairie, and now the Reserve in Medina. The offering is 126 lots, there are two entrances, and options may be available for smaller homes in the future.

There is an association fee of $100 per month, and includes trash and recycling. A number of fountains also help to feed the irrigation systems for the community. Other community amenities include a pool and playground equipment.

The Enclave at Medina by David Weekly Homes $$$$

Located just off of Highway 55 and Country Road 101 these are new construction homes in Hamel MN with Wayzata Schools.  This development is very close to the Wayzata High School, and Vicksburg with all of it's dining and entertainment options. There are a number of options for lots including walkouts and lookouts, and the homes include association maintained grounds, a clubhouse, a pool, walking trails, and woods throughout the neighborhood. Inventory is expected to last through the fall of 2017.

The Pines by David Weekly Homes $$$$

Similar to the Enclave at Medina, the Pines is just a couple of miles away but does not have an association, no pool, no clubhouse etc. Lot widths are about 65 feet, versus the 75 foot widths that are standard at the Enclave at Medina.

Benefits of doing business with David Weekly Homes in the use of Pella Windows, big trim, granite, and a number of other differentiation. They are also the largest privately held builder in the country, serving 26 marketplaces nationwide. Other benefits include the ability to make changes to an existing floor plan to customize to the buyers taste.
